HOW IT WORKS
We would expect you to have a fairly clear idea of the types
of property that are of interest to you, and the price you would be prepared
to pay. Remember we would always be working for you to get the best possible
prices.
It is a good idea to have some knowledge of the area to help define where
you would wish to purchase. The countryside in the Aveyron and Cantal varies
enormously, from the ski areas of Le Lioran (Cantal) to the rolling fields
outside Bozouls (Aveyron) and the wide-open spaces of the Aubrac.
The Aveyron, (post codes start with 12) is part of the Midi-Pyrenees, whereas
the Cantal, (post codes start with 15) is in the Auvergne region, and hence
the topography is very different.
If you have stayed with us at La Margoy before you will have experienced
first hand what the area has to offer. If you want to experience what the

COSTS
On receiving the initial instruction to search on your behalf a fee of 500 euros is payable. This is primarily to stop timewasters and helps cover the initial travelling expenses around the region searching for properties. The fee is fully refundable if you proceed to purchase. On purchase a fee of 2.75% (min 2000 euros) of purchase price is payable, less the initial introduction fee.
The housing market in this part of France has slowed. The English are not buying as they once were. However, there are still buyers from other parts of Europe, notably Belgium and Holland who are still able to take advantage of the current situation which frankly is in their favour. You see in France estate agents are primarily all self employed and only receive income once a property gets sold. Here, their fees are considerably more than their British counterparts, averaging something like 7% of the overall property sale price. So at the moment, and to cover the drop in sales volumes, many are revisiting selling clients seeking to reduce property prices by as much as 20% to attract interest from a prospective buyer. Of course the agents themselves will get a well-deserved fee, which will cover the long winter months of no sales but continual outgoings in the form of cotisations (local taxes for health, unemployment etc).
So if you are considering a move then now is an ideal time with both vendors and estate agents looking to be as flexible as they can be.
